When working for the buyer, most times I can negotiate property purchases with more favorable terms and prices than someone from the selling company.  

I also list homes, condominiums and lots for sale because I have many clients ready to buy quality properties.

I have resided in Port Aransas since 1976 and have been buying and selling properties since 1979.  I don't need a map to find the streets like the newcomer agents with their fancy cars and slick ads.  I will share my years of experience in buying and selling for my own portfolio.  (How many other real estate people in town actually have their own local property investments.  

I have the ability to structure deals to the buyer's advantage, including tax free exhanges.  I address critical issues other shy away from: elevation, changes in neighborhoods, buying an existing house vs. the cost of buying a lot and building new, to help you make the BEST DECISION FOR YOU .  We show property from all other companies, if it fits your needs, rather than coaching you to purchase something from a list of in-house properties for sale.

These services cost you nothing, because payment is made from the seller's funds at closing.  Some buyer's representatives charge an hourly fee or retainer;  I only get paid when you purchase a property.  All I ask is that you are serious about getting a lot, home, condo or commercial property.  When you have made the decision to invest in Port Aransas or Coastal Bend property, call me.  

Together, we will decide what your interests are, choose the best location, and try to find the best deals out there.  As a buyer's representative, I can ask questions a seller's agent cannot, such as: why are the selling the house.  If it's a divorce sale, we can structure your offer in a timely manner to maximize savings to you.  If they need money for children's college educations, we can time the offer to get the lowest possible price.  I am allowed to look for defects and capitalize on the inspection repdort, in order to get a reduction in purchase price.

My community involvement and knowledge is extensive.  I have served on the planning and zoning commission for nearly 10 years, several terms on the charter review board and on the board of directors of several non-profit service groups and volunteer liberally.  I am presently serving on the Nueces County Appraisal Review Board.   I know HOW the town is growing, WHERE it is headed, and where new projects are likely to occur.
